Compared with the previous 12 months, transaction volume was 29% fewer (from 4,305 sales), while the average price moved up 6.3% year on year. In plain terms, the market saw thinner deal flow but broadly firm pricing — a pattern that typically rewards well-prepared, decisive buyers over speculative ones.
