Dubai Mortgage Market — June 2026 — MOVA analysis of Dubai Land Department data.

Dubai Land Department records show 3,064 mortgage registrations completed across the emirate in June 2026, together worth AED 9.6 billion in new lending. That works out to an average registered loan of about AED 3,127,000.

Compared with the previous month, the number of mortgages was 7.3% down (from 3,305 registrations), while the total value of lending moved down 44.4%. Mortgage registration volume is one of the clearest signals of financed demand in the market — it shows how many buyers are actually completing purchases with bank support rather than cash.

By location, Jumeirah Village Circle led borrowing activity with 235 mortgages over the month. By property type, apartments & units accounted for roughly 58% of all mortgage registrations. On loan size, the Under AED 1M band was the most common, at about 33% of registrations — a useful benchmark for how much buyers are typically borrowing.

What this means for your mortgage

Our view: with 3,064 mortgages registered in June 2026, financed demand in Dubai remains a core part of the market, and the spread of loan sizes shows there is genuine activity well beyond the prime segment. Whether rates are rising or steady, the buyers who move with confidence are the ones who know their budget before they shop.
