Dubai Land Department records show 42,885 mortgage registrations completed across the emirate in 2025, together worth AED 179.5 billion in new lending. That works out to an average registered loan of about AED 4,185,000.

Compared with the previous year, the number of mortgages was 19.6% up (from 35,865 registrations), while the total value of lending moved down 3.6%. Mortgage registration volume is one of the clearest signals of financed demand in the market — it shows how many buyers are actually completing purchases with bank support rather than cash.

By location, Jumeirah Village Circle (JVC) led borrowing activity with 3,107 mortgages over the year. By property type, apartments & units accounted for roughly 59% of all mortgage registrations. On loan size, the Under AED 1M band was the most common, at about 35% of registrations — a useful benchmark for how much buyers are typically borrowing.
