Handover Payment Calculator
Handover payment and cash needed · all amounts in AED
If your off-plan property is approaching completion and the developer's final instalment is due, this calculator estimates what a UAE bank could finance, what it would cost per month, and whether you would need to add cash at handover.
Enter the property value, the balance still owed to the developer, the term and a rate to estimate your monthly payment, the maximum the bank is likely to lend, and any cash you would need to add at completion.

How this is calculated
The bank's maximum loan is the LTV limit applied to the property value you enter. The amount financed is the lower of that maximum and your outstanding balance; anything above it is paid in cash. The monthly payment is a standard amortising repayment over the term at the rate entered. Your actual offer also depends on the Debt Burden Ratio (total debt repayments within 50% of income) and the bank's own valuation, which can come in below the figure you entered.
What this calculator doesn't include
DLD transfer, mortgage registration, the trustee fee and the bank valuation fee are in the cost breakdown. Not included: the bank arrangement fee, property and life insurance, and the rate after any fixed period.
Worked example
On a property value of AED 2,000,000 with AED 500,000 outstanding, a UAE resident could finance the full AED 500,000 (within the 80% LTV cap of AED 1,600,000). Over 25 years at 3.75%, that is approximately AED 2,571 per month, with no cash shortfall.
Disclaimer: Indicative only. This is not a mortgage offer. Eligibility, LTV and rates are set by the bank after full assessment.
Rate assumption: 3.75% p.a. — indicative; bank rates vary.
What the bank could lend within its LTV cap, up to your outstanding balance.
Anything above the cap, plus the difference if valuation is below the amount owed.
The amortising repayment at the rate entered. Rates vary by bank.
Two things the calculator cannot know: how the bank will value the property, and how it will assess your income and existing debt (DBR must stay within 50%). TruValue reduces the first uncertainty; a MOVA eligibility assessment covers the second.
On a first home, UAE residents can use up to 80% under AED 5M and 70% above AED 5M. UAE nationals can use up to 85% under AED 5M and 75% above. Non-residents are typically 60%. A second or investment home is usually lower — about 60% for residents, 65% for nationals and 50% for non-residents. This calculator assumes a first home. The bank confirms the final figure.
The default is an indicative current rate (3.75% p.a.). Enter the rate quoted by your bank if you have one; fixed-period rates usually revert to a variable rate afterwards.
Either the balance is above the LTV cap on the property value you entered, or the bank's own valuation later comes in below the amount still owed. Both differences are paid in cash at completion.
Yes. The cost breakdown includes indicative DLD transfer, mortgage registration (0.25% of the loan + AED 290), the trustee fee and the bank valuation fee. Not included: the bank arrangement fee, property and life insurance, and any rate change after the fixed period.
