How this is calculated
Cash out equals value × LTV minus the existing mortgage, and not below zero. The current payment uses your rate and the years left. The new payment uses the live buyout rate on the new loan.
What this calculator doesn't include
The bank's own valuation if it comes in below the figure you typed, and your income cap. The summary shows the usual costs of releasing equity.
Worked example
Opening sliders: property value AED 2,500,000, max LTV 70%, existing mortgage AED 900,000, current rate 4.49% and 20 years left. The cap is AED 1,750,000 and the estimated cash out is AED 850,000. The panel also shows the current payment and the new payment. This is not a bank cap.
The figure you believe the home would be valued at. The bank can come in lower.
Value times the LTV on the slider. Banks often discuss a total around 70–80%.
Max loan minus the mortgage you already have. That is the indicative cash, before fees.
The slider is not the bank's cap. TruValue tests the value. The eligibility calculator tests whether the new payment fits your income.
Borrowing against value you have already built up, either by topping up the current mortgage or by replacing it with a larger loan and taking the difference in cash.
The calculator subtracts your existing mortgage from the value times the LTV you set. Banks often look at a total loan around 70–80% of value, and your debt burden must still fit.
Yes. The bank lends against its own value. TruValue shows the likely cash out before you apply.
A mortgage rate is usually lower, and the property is the security. Fees and the longer term are the trade.
