Equity release in Dubai borrows against value you have already built up, without selling the home. We start from the gap between a loan-to-value cap and the mortgage you still owe.
Equity is the property's value minus the loan still on it. Releasing it means a top-up on the current mortgage, or a larger refinance that pays you the difference. You keep the property. The new borrowing is still a mortgage, so income, debt burden and the bank's valuation all apply.
Who it fits: owners who want a deposit for a second purchase, who want to replace more expensive personal debt, or who have a clear gap between value and the balance and are not selling immediately. It is a poor fit if you need the cash for a few months only. You are adding years of mortgage interest.
The usual start is the Title Deed, the current mortgage statement and proof of income. If the current loan is replaced, the new bank also wants the liability letter. A valuation report sets the cap the bank will actually use.
Costs to budget for are a valuation, a bank arrangement fee when the lender charges one, mortgage registration on the new amount, and early settlement if the current loan is replaced. Early settlement, when it applies, is capped at 1% or AED 10,000. MOVA advisory is free.
The calculator opens at a property value of AED 2,500,000, a max LTV of 70% and an existing mortgage of AED 900,000, with a current rate of 4.49% and 20 years left. Maximum loan is the value times that LTV: AED 1,750,000. Cash out is that maximum minus the existing mortgage: AED 850,000. It cannot show below zero. Banks often look at a total loan around 70–80% of value, and your debt burden must still fit. The current payment uses your rate and the years left. The new payment uses the live buyout rate on the larger loan, so the monthly figure can be higher because the balance grows. This opening set is not a bank cap.
If the bank's value comes in lower, the cash out shrinks, because the cap uses that value, not the figure you typed. Read equity release, then test the gap on the equity release calculator. A TruValue valuation is AED 599 (AED 299 with partner coupon). When the payment still fits, open free mortgage pre-approval. Browse Dubai mortgage options if you are still choosing a path.
FAQ
What is equity release in Dubai?
Borrowing against value you have already built up, either by topping up the current mortgage or by replacing it with a larger loan and taking the difference in cash.
How much can I release?
The calculator subtracts your existing mortgage from the value times the LTV you set. Banks often look at a total loan around 70–80% of value, and your debt burden must still fit.
Do I need a valuation?
Yes. The bank lends against its own value. TruValue shows the likely cash out before you apply.
Can this sit inside a refinance?
Yes. A buyout can increase the loan and pay you the difference when the loan-to-value allows.
What if the bank's value is lower?
The cash out shrinks. The cap uses the bank's value, not the figure you typed.
What this means for your mortgage
Our view: test the LTV in the calculator, then check the new payment against the rest of your debt before you apply. Start on equity release and the equity release calculator, then request free mortgage pre-approval if the gap is real. See also Dubai mortgage options.
