Handover Payment Mortgage Dubai

A handover payment mortgage in Dubai finances the last slice of an off-plan contract when the developer calls for keys. It is a home loan timed to that final statement — not a monthly 'handover watch' list of buildings we cannot verify from DLD sales alone.

Most off-plan buyers in the UAE pay the developer on a construction schedule. The last invoice is often the largest. If your cash will not cover that statement, a bank can take out a long-term mortgage against the finished home and pay the developer. Timing matters: the facility needs to be ready before keys and the final transfer.

Who it fits: residents and non-residents who already hold an Oqood or SPA, have paid the instalments to date, and can show income that supports the new loan. It is a poor fit if the unit is still early in the payment plan and the bank will not recognise enough completed value.

Typical documents, which your advisor confirms for the chosen bank, include the Oqood or SPA, the developer's statement of account, and proof of income. Title Deed comes later, once DLD registers the unit. We do not invent a handover calendar from sales data — that would be a guess.

The path we publish on the product page is four steps: an initial conversation about income and the unit, a bank valuation to set the eligible amount, document prep (Oqood or SPA plus the developer statement), then mortgage registration with DLD when the project completes and keys are ready. Start well before the developer's final deadline so a late file does not trigger penalty fees.

A worked example from that same page: a handover invoice of AED 500,000 with a 70% LTV would finance AED 350,000. Spread over 25 years that can sit near AED 1,700 a month depending on the rate. It is illustrative — the bank valuation, rate and term set the real number. Residents may see up to 80% LTV on a first home; DBR must stay at or under 50% of income.

Start on our handover payment product page for the path, then size the instalment with the mortgage eligibility calculator. When you want a file opened, use free mortgage pre-approval — advisory is free; a TruValue valuation is a separate AED 599 product (AED 299 with partner coupon).

FAQ

What is a handover payment mortgage?

It is a long-term home loan used to pay the developer's final off-plan invoice when the home is ready for keys.

Which documents do banks usually ask for?

Oqood or SPA, the developer statement of account, and proof of income. Your advisor confirms the exact pack.

Is this the same as a monthly handover watch?

No. A product guide explains the loan. We do not publish a guessed list of this month's handovers from DLD sales.

Can non-residents use this route?

Both residents and non-residents can apply, subject to the bank's criteria and LTV limits.

How does LTV affect the loan?

LTV sets how much you can borrow. Residents may see up to 80% on a first property — the figure we publish on the product page.

What this means for your mortgage

Our view: treat handover finance as a dated payment, not a last-minute surprise. Read the handover payment page, then ask for free mortgage pre-approval so the bank file can move before the statement is due. Browse Dubai mortgage options if you are still choosing a path.
