How to Get a Mortgage in Dubai as an Expat

An expat mortgage in Dubai is a home loan for a resident who is not a UAE national. We start from income, the property and the first-home loan-to-value the banks publish, then open a file. We do not quote a rate in this guide.

On a first home, UAE residents are often up to 80% loan-to-value under AED 5 million and 70% above that price. UAE nationals are often up to 85% under AED 5 million and 75% above. Non-residents are typically 60% on a first home, so the cash deposit is larger. A second or investment home is lower still. These are the bands on our new-purchase page, not a promise from one bank.

Who it fits: salaried residents with a visa and Emirates ID, and non-residents who can show income from abroad. It is a poor fit if the monthly debts, including the new mortgage, would sit above half of income. Banks call that the debt burden, and the cap we publish is 50%.

The usual pack is a passport, Emirates ID and visa for residents, a salary certificate, payslips and bank statements. Many banks want six months. If only three months exist we can still proceed, and some banks then leave the comparison. Self-employed files add the trade licence and company papers. Your advisor confirms the exact bank list.

The path is an initial conversation, a bank valuation, the document pack, then an offer and DLD registration if you proceed. MOVA advisory is free. A TruValue valuation, when you want a figure before the bank's own, is AED 599 (AED 299 with partner coupon).

Read new home purchase mortgage for the resident and non-resident bands, then size the payment on the mortgage eligibility calculator. When the deposit and the income still fit, open free mortgage pre-approval. Other paths sit on Dubai mortgage options.

FAQ

Can an expat get a mortgage in Dubai?

Yes. Residents and non-residents can apply. The loan-to-value and the deposit depend on residency and whether the home is your first.

How much can a resident borrow on a first home?

Often up to 80% of the value under AED 5 million, and 70% above that. The bank's valuation can come in lower than the price.

What about non-residents?

The first-home loan is typically 60% of the value, so the deposit is larger than for a resident.

What documents do expats usually send?

Passport, Emirates ID, visa, salary certificate, payslips and bank statements. Your advisor confirms the bank list.

Does MOVA charge for the application?

Advisory is free. TruValue (our valuation) is a separate paid product.
