Mortgage Refinance in Dubai

A mortgage refinance in Dubai replaces the rate or the bank on a loan you already have. We compare the monthly difference with the switching costs before anyone asks the current bank for a liability letter.

Two paths sit on the product page. Same bank means a rate revision: early settlement and mortgage re-registration do not apply, so the switch-cost line is zero when the saving is real. Switch bank is a buyout. A new lender settles the old loan and registers its own mortgage. That is the path most people mean by refinance in the UAE.

Who it fits: owners whose rate has drifted above what buyout products are offering, who still have several years left, and whose monthly difference can cover the fees before they plan to sell. It is a poor fit if you will sell before the saving repays those fees.

The new bank asks first for a liability letter, a mortgage statement and the Title Deed. The letter states the exact balance required to close the loan. A buyout cannot complete without it. Passport, Emirates ID and six months of statements usually follow so the new lender can test income.

Switch costs we publish are the usual set, not a quote: early settlement capped at 1% or AED 10,000, a valuation, mortgage re-registration, and a bank arrangement fee when the lender charges one. MOVA advisory is free. Often the file takes 3–6 weeks from pre-approval to disbursement, depending on the bank queue and how complete the papers are.

The calculator opens at an outstanding balance of AED 1,200,000, a current rate of 4.49% and 20 years left. The new rate opens at 3.49% and then follows the live buyout rate, so we do not freeze one monthly saving in this guide. Both payments use the same balance and the same remaining term. The saving is the current payment minus the new payment. Months to recover is the switch cost divided by that monthly saving. If you type your own payment and it sits more than a small gap from the calculated figure, the panel says so.

Read the buyout and refinance page for the path, then run the refinance calculator with your balance. When the break-even looks sensible, open free mortgage pre-approval. A TruValue valuation, if the new bank's value might come in low, is AED 599 (AED 299 with partner coupon). Other paths sit on Dubai mortgage options.

FAQ

Is a buyout the same as a refinance?

In the UAE a buyout is the refinance where a new bank settles your existing loan and registers its own mortgage.

What is a liability letter?

It is the letter from your current bank stating the exact balance required to close the loan. A buyout cannot complete without it.

What does same bank change?

Early settlement and re-registration do not apply, so those switch costs show as zero. A new bank still uses the usual buyout costs.

How long does a Dubai refinance take?

Often 3–6 weeks from pre-approval to disbursement, depending on the bank queue, valuation and how complete the file is.

Do I need a new valuation?

Most banks do. TruValue shows the likely figure before the bank instructs its own.

What this means for your mortgage

Our view: read the liability letter and the early-settlement line before you compare rates. Use the refinance calculator on the buyout and refinance page, then ask for free mortgage pre-approval if the saving still covers the fees. See also Dubai mortgage options.
