UAE mortgage documents are a bank pack, not a single universal PDF. The list below is the typical set we publish on our mortgage page. Your advisor confirms the exact bank list for your file — we do not invent extra papers.
Salaried expats usually start with a passport copy for every applicant, Emirates ID front and back, a valid residence visa, a salary certificate, payslips, and bank statements. Many banks typically want six months of statements and payslips; if only three months exist we can still proceed, though some banks then drop out of the comparison.
UAE nationals commonly add the Family Book beside Emirates ID, plus salary slips, personal statements and a liability letter when existing facilities need a buyout. Self-employed UAE files add the trade licence, memorandum of association with every amendment, two years of audited financials where they exist, and six months of both personal and company statements.
Non-resident self-employed buyers typically send a passport, a local ID (a driving licence is enough), company papers (incorporation, share certificate, articles), three months of statements, and proof of residence address. A pre-approval fee of AED 1,050 is payable after compliance approval — not before.
Refinance and equity files replace the purchase pack with a mortgage statement, liability letter, facility or offer letter, Title Deed, ID documents and six months of statements so the new lender can see the outstanding balance and DBR. The live tabs sit on our required documents section.
When the pack is close, open free mortgage pre-approval. Advisory is free. Compare paths on Dubai mortgage options. A TruValue valuation, if you need one for the file, is AED 599 (AED 299 with partner coupon) — not a document you print yourself.
FAQ
Is one checklist enough for every UAE bank?
No. The lists are typical. Your advisor confirms the exact bank list for your income type and property.
How many months of bank statements do I need?
Many banks typically want six months. If only three months are available we can proceed; some banks then leave the comparison.
What extra papers do self-employed applicants send?
Trade licence, memorandum with amendments, audited financials where they exist, and company plus personal statements.
When is the AED 1,050 pre-approval fee paid?
After compliance approval — not before. That figure is the one we publish for non-resident self-employed files.
